Commercial Roofing Warranties Explained: What You’re Really Getting

From “Labor Only” to “No-Dollar-Limit”—Understanding Your Warranty Options Before Signing the Contract

When you invest in a commercial roofing system, you’re not just buying materials and labor—you’re also buying peace of mind. That’s where warranties come in. But not all roofing warranties are created equal. At DM Roof Restorations, we believe our clients in Benton, Wisconsin and surrounding areas deserve to understand exactly what kind of protection their warranty provides.

In this blog, we break down the common types of commercial roofing warranties and what they truly cover (and don’t).

Labor-Only Warranties

What it is:
A labor-only warranty is provided by the contractor and covers workmanship issues—meaning if something was installed incorrectly and causes problems, the contractor is responsible for repairs.

What it doesn’t cover:
This type of warranty typically does not cover material defects. If the product fails due to a manufacturer flaw, you're out of luck unless the materials themselves are under a separate warranty.

Who backs it:
The contractor. If they go out of business, the warranty often becomes void.

Material-Only Warranties

What it is:
Offered by the roofing material manufacturer, this warranty covers defects in the roofing materials themselves for a specified period—sometimes up to 30 years.

What it doesn’t cover:
Installation or labor-related issues. If your roof leaks due to improper installation, you may not be covered.

Who backs it:
The manufacturer, which can provide more long-term reliability than contractor-only coverage.

Full System Warranties

What it is:
A full system warranty covers both labor and materials—offering comprehensive protection against most problems that could arise post-installation.

What it doesn’t cover:
These often have limitations or “fine print” exclusions, such as damage from foot traffic, acts of God, or improper maintenance.

Who backs it:
Usually the manufacturer, which authorizes specific contractors (like DM Roof Restorations) to install their systems.

No-Dollar-Limit (NDL) Warranties

What it is:
The gold standard of commercial roofing warranties, an NDL warranty promises to repair or replace a defective roof regardless of cost, as long as the problem falls under warranty coverage.

What it doesn’t cover:
Intentional damage, neglect, or unauthorized repairs can void this warranty—but otherwise, it’s among the most comprehensive.

Who backs it:
Manufacturer-backed with strict installation and inspection requirements.

What You Really Need to Know

  • Ask who is backing the warranty—your contractor or the manufacturer.
  • Know what’s covered and what’s not. Read the terms and ask questions.
  • Ensure your contractor is certified to install the materials if a manufacturer warranty is involved.
  • Follow maintenance requirements. Skipping inspections or neglecting upkeep could void your coverage.
